Asbestos and Lead Paint
AEC’s asbestos and lead professionals have considerable expertise in managing and performing inspections related to asbestos-containing materials (ACM) and lead-based paint (LBP) at sites ranging from small stand alone buildings to facilities with multiple locations. We have completed work in a variety of facilities including commercial, industrial, medical, educational, multi-family, hotels, retail, and government buildings. Our experience includes performing limited, as well as comprehensive surveys for renovation or demolition, preparation of abatement plans and specifications, bidding, contract negotiation, demolition, disposal, construction monitoring, and final clearance sampling.
American Environmental Consultants understands the consequences of mold contamination and offers effective remediation strategies to correct contaminated properties. We custom tailor Mold Contingency Plans as well as remediation projects. AEC’s Mold Contingency Plan is a customized, written plan outlining the steps to prevent moisture and other conditions favorable to mold-growth. These provide a means of monitoring and mitigating potential mold issues before they become a bigger, more costly problem. Our personnel includes Certified Mold Assessors who can determine the severity of the contamination on a case-by-case basis and can help mitigate the effects caused by mold contamination on tenants, homeowners, landlords, lenders, insurers and builders.
Real Estate Site Assessments
Environmental site assessments are a standard procedure for refinancing, purchase/sale, or insuring of any building. AEC designs and implements site assessments to evaluate the overall safety and legality of buildings and conducts assessments for financial institutions, manufacturers, real estate trusts, industry, state agencies and homeowners on properties throughout New England and across the United States. Our site assessment services include the following:
- Appropriate Inquiry (AAI) assessments
- ASTM E1527-13 Phase I Environmental Site Assessment
- ASTM E1528-14 Environmental Transaction Screenings
- Limited subsurface investigations (ASTM Level Two site assessment) customized with site-specific conditions and regulatory requirements and client needs
The Laboratory at American Environmental Consultants is fully licensed by the Massachusetts Department of Occupational Safety (as well as other New England States) and is rated Proficient for Fiber Counting, Microbial Identification and quantification as well as Bulk Asbestos Identification and Quantification by the American Industrial Hygiene Association. AEC Laboratories has the capability to analyze bulk asbestos samples by Polarized Light Microscopy (PLM) as well as analyze air samples via Phase Contrast Microscopy (PCM) in the field. We also possess the capability to analyze non viable mold and spore air samples both in the field and in the main Laboratory. This allows AEC to streamline time sensitive analytical results, often in a custom reporting format, to our clients adding unmatched value to our services.
